It is very tough to sell anything these days. Buyers expect 100k off the list price even if the property is reasonably priced. Sellers need to be patient. People are looking for deals and will forgo market price unless they really need to buy. Assignments are also tough to sell. Buyers are looking for distressed assignments as many can't close. Buyers hate seeing any profit made by the sellers, even if the assignment was purchased years ago.

We are seeing sellers cave to low-ball offers. The rate hikes and days on market are making sellers anxious. We've seen the 2M mark crack for double car detached 38' lot. It is a tough environment. Those who were praying for these prices back in January are now too scared to buy.


March 14, 2022

More inventory has come onto the market and things are settling down. In January, each new listing was breaking a record as there was no inventory. Prices are still very expensive, but you have a little more choice and you know the going rate for each type of house. Offer nights are still the norm, but many have flopped in the last three weeks.

  • Are you the builder?

    No. I am a real estate agent in Kleinburg. I do not work for the builders. I just rank pretty high on google and therefore people get confused when they type in the builder’s name but end up on my website.

  • Resale or Pre-Construction?

    You get better value when you buy resale. Not only are the upgrades already baked into the price, but the price of resale homes tend to be about $100,000 - $150,000 cheaper than pre-construction during hot real estate markets (which feels like always in the GTA).

  • How much are your services?

    My services are free when you are buying a house. I get paid a commission by the seller or the builder if you move forward with your purchase.
